Our comprehensive management service covers every aspect of a residential letting from the moment you decide to market your property with The Property Centre.
Full Management includes:
Marketing your property:
- Initial marketing on all major property websites including Rightmove, Findaproperty and Primelocation
- Property details circulated to all potential tenants
- Full colour property details
- Weekly local media advertising
- Qualification of viewers to ensure they meet your criteria, e.g. non-smokers
- Accompanied viewings
Vetting Potential tenants:
- Tenant vetting including credit check, landlord and employer references
- Tenancy Agreement and associated document preparation
- Inventory and schedule of condition to include colour photographs and check out of tenant
- Registration of deposit
Property management:
- Dispute resolution and arranging works
- Rent collection and monitoring - should the tenant miss a payment we will contact them to identify any problems
- Rent and legal protection - optional
- Resolve any issues raised by the tenant including repairs (within agreed budget) and report any repairs or other issues to the landlord
- Arrange repairs and maintenance to avoid any breach of the agreement or landlord's statutory obligations
- Manage any third party queries e.g. from utility providers
- Three property visits per year, afterwhich we will report on any issues to the landlord
