Stroud’s Trusted Property Managers

We inspect your property after three months and periodically thereafter throughout the tenancy. You will be sent a written report after every inspection, detailing the current status of the property and including any recommendations.

Inventory

Whether your property is to be let furnished or unfurnished, we will commission an independent full inventory. This sizeable report, over 60 pages, documents the exact condition of your property before your tenant moves in and can be used as evidence in the event of any deposit disputes. Supported by digital photography, you can rest assured that everything remains as it should be.

Maintenance

We endeavour to make being a landlord as hassle-free as possible which is why we have a team of trained and trusted contractors, who can carry out any necessary repairs to your property quickly and efficiently. Similarly, if you would prefer us to use your maintenance contractors, then we are more than happy to do so.

Expertise

It is essential to keep updated with legislation and regulations imposed on landlords. Our staff regularly attend courses to keep up-to-date with changes and to attain recognised professional qualifications.

Our Property Management Options

We offer a range of different services to meet different requirements, with a transparent fee structure. However, we’re also mindful that each landlord is unique and services can be added or removed as needed.

 

 

Platinum Service

As the name suggests, this is our ultimate level of service, designed to give landlords complete peace of mind. The service includes registration of deposit, rent and legal protection and three property visits each year.

Full Management

This is our most popular service level, tailored to suit an individual landlord’s requirements and covers every aspect of residential letting.

Both our Platinum Service and Full Management Service include:

  • Liaising with Landlords to resolve any issues raised by the tenant.
  • Instructing contractors and monitoring maintenance issues.
  • Paying any contractors’ invoices.
  • Updating Landlords about any changes in legislation.
  • Managing any third party queries e.g. from utility providers.
  • Conducting property visits (three per year for Platinum Service, two per year for Full Management Service) and providing a written report after each visit.
  • Negotiating tenancy renewal & any rent reviews.
  • Performing end-of-tenancy checkouts.
  • Handling any dispute negotiations and arranging works to prepare the property for the next tenancy.
  • Dispute management and evidence collation for adjudication purposes.

Tenant Introduction

Our introduction package includes marketing your property and finding/ referencing applicants. As our most basic service level, this is suitable for more experienced landlords who are fully conversant with all legislative requirements and are confident in keeping pace with all changes in Landlord Legislation.
