As Christmas rapidly approaches, is your agent telling you that December is a quiet time?
Contrary to what some of my friends think about the weeks preceding the festive period – in their words, “who really looks for a house at this time of year?” - December is actually a very busy month for us.
Why are we so busy?
Firstly, we’re still registering lots of good buyers, and at this time of year it really is a case of quality over quantity. If someone is starting their property search in December, odds on they’re a pretty serious buyer and we treat them as such, making sure they get to see as many properties as possible which meet their search criteria. Taking today as a snapshot, across the Company as a whole we registered 35 new applicants and carried out over 60 viewings. Whilst by our standards these figures are quite low, it’s still an impressive figure with less than 1 week to go before Christmas and a real testament to our staff and their tenacity when there are fewer opportunities for a sale.
Secondly, we focus on staff training during December - in particular on compliance - to make sure our staff are all fully trained and competent in every legal aspect of their roles. In my opinion, this is a hugely important area which sets us apart from our competition and really demonstrates our Company’s professionalism. We also use this time to invest in professional photography training for all our negotiators, which ensures our properties are photographed and presented in the best possible way
Finally, it’s a well-known fact that web traffic on the property portals hits its annual high in the week between Christmas and New Year. With this in mind, we devote a lot of time during December to re-visit our vendors, re-take photos and ensure their properties are looking their absolute best in order to harness as much of this heightened web traffic as possible. We market our properties on all the major portals – Rightmove, Zoopla and OnTheMarket - and are now listing homes to go live on the 26th which will give them maximum exposure at the busiest time of the year.
Bottom line, if your agent is telling you they’re quiet, what exactly are they doing? Switching off in December is a sign of a poor agent and their vendors suffer the consequences in the New Year.
