Market Cools Over Summer, However Prices Still On The Rise

"Price sells, but presentation creates the leads.
The property market is increasingly price-sensitive, with achieved prices providing the clearest guide to current market value.
In GL1 and GL4 in August, we noticed fewer new instructions against rising demand, alongside a 7% rise in sales agreed. This imbalance pushed the average property price up by 6.7% against July 2026 and 14% against August 2025.
Nowadays, buyers are well informed. They know what they're looking for and are quick to compare properties, so getting the asking price right from day one is crucial.
Properties that look their best, are priced right, and are positioned correctly against the competition are far more likely to stand out, attract multiple buyers and convert interest into offers.
In today’s market, showing a property in its best possible light will get a buyer interested. The right price will get you the offer."
House Prices Around Your Area
Gloucester, Cheltenham, Stroud and Worcester all saw an increase in the average property price when comparing August 2026 to August 2025.

The areas covered by our Abbeymead and Tuffley branches saw the largest increase in average property prices, following more agreed sales than instructions in August. This trajectory points to a stronger vendor market in these areas, meaning those looking to sell here are currently in the strongest position compared to other areas.
Longlevens and Quedgeley also saw an increase in average property prices, with Churchdown showing a minor decrease.

The property market in Cheltenham has experienced a shift: while more properties were instructed last month, fewer sales were agreed. Despite what this trend may suggest, the average property price increased by 6%, according to Rightmove.

Year-on-year, the number of sales agreed significantly increased, closing the gap between them and instructions. This trend was seen in July as well. Our Stroud branch follows a similar pattern; however, the percentage of property sales agreed was almost doubled that of the area average.
The average house prices above relate to the areas covered by The Property Centre only, comparing August 2026 against August 2025 (data source Rightmove).
