Before the colder, wetter weather sets in, a few hours spent on maintenance now can save a lot of hassle and expense over winter.
Whether you're staying in your home or preparing it for the market, here's what's worth checking before autumn takes hold.
Roof and Gutters
- Clear gutters and downpipes of leaves and debris before the autumn rains arrive
- Check for loose, cracked or missing roof tiles while the weather is still dry enough to work outside
- Look for damp patches on ceilings that might indicate a slow leak
Boiler and Heating
- Book an annual boiler service before the winter rush on engineers begins
- Bleed radiators that aren't heating evenly
- Check the thermostat and any timer settings are working correctly ahead of colder mornings
Windows and Doors
- Check seals and draught-proofing strips around windows and external doors
- Touch up any exterior paintwork on frames before damp weather sets in
- Test that all windows open and close properly, and locks aren't stiff
Damp and Condensation
- Look for early signs of damp — musty smells, peeling paint or dark spots in corners
- Make sure extractor fans in bathrooms and kitchens are working properly
- Check any air bricks or vents aren't blocked, particularly under suspended timber floors
Chimneys and Flues
- Have chimneys swept before the first fire of the season if you have an open fire or wood burner
- Check flue and vent covers are clear of debris or nesting materials from summer
Garden and Exterior
- Cut back overgrown shrubs and trees, especially anything touching the roof or guttering
- Store or cover garden furniture and equipment
- Sweep and check patios and paths for slippery moss build-up before wetter weather arrives
Exterior Walls and Render
- Check render and pointing for cracks that could let water in over winter
- Clear any plant growth from walls that could trap moisture
