Buyer Demand Remains Strong Across Gloucestershire and Worcestershire

Demand from families and buyers relocating from surrounding areas continues to support activity levels, particularly for three and four bedroom homes and 2026 is looking to be a strong year.
As ever, Churchdown commands a premium over many neighbouring areas due to its village atmosphere, excellent schools, convenient access to Gloucester and Cheltenham and strong transport links.
As we move into the summer market, buyer demand is still steady and despite world events, confidence is improving. Well-presented homes in popular Churchdown locations are expected to remain the strongest performers, while realistic pricing and effective marketing will be key factors in achieving successful sales.
With limited stock available and continued demand for quality homes, Churchdown remains one of the most popular markets within the Gloucester area."
House Prices Around Your Area
The average price of properties sold between June 2025 and May 2026 show a positive trend in both Gloucester and Stroud, with Cheltenham and Worcester falling slightly compared to properties sold in the previous year.

Last month, 437 properties came to the market in Gloucester, 12% fewer than in May last year. Almost half of these new listings were within the areas covered by our Abbeymead and Tuffley branches.
With 355 sales agreed during May, market conditions continue to strengthen for vendors, as the number of agreed sales has increased by an average of 15%.

Following two significant increases since March, the Cheltenham property market is showing signs of stabilising.
With 365 new properties entering the market in May and 245 sales agreed, the gap between supply and demand continues to narrow, suggesting a gradual shift towards a more favourable market for vendors.

Building on the momentum seen last month, 179 properties came to the market in Stroud during May, while 129 sales were agreed.
Stroud continues to have the smallest gap between new listings and sales agreed, reflecting strong buyer demand and contributing to the ongoing increase in average property prices.

The area covered by our St John’s office continued to see growth in new listings, adding 447 properties to the market. This exceeds the exceptionally high levels recorded last month.
While sales agreed rose sharply, increasing by 21% in May, the area still sees the widest gap between supply and demand of our areas.
The average house prices above relate to the areas covered by The Property Centre only, comparing 01/06/25 to 31/05/2026 against 01/06/2024 to 31/05/2025 (data source Rightmove).
