1st May 2026 marks the date when the majority of the Renter's Rights Act will take effect. This means you need to know the new legislative changes before they become law. These changes include:

No more ‘no-fault’ evictions – landlords will require a valid reason to evict their tenant from their property

No more fixed contracts – in the private rented sector, tenancies will roll on from month to month, or week to week (depending on your arrangement), with no end date. Tenants will then be able to end their tenancy with two months’ notice.

Stricter rent rules – landlords can only raise rent once a year, while renters will be able to challenge unfair hikes.

No more accepting the highest bid – landlords will have to let their property at the advertised price.

Maximum upfront cost of one month's rent

No discrimination – it’ll be illegal to refuse tenants on the sole ground that they receive benefits or have children.

Pets welcome – renters can now ask to live with a pet and landlords must consider it fairly.
