2025 Market Comment
By Simon Trippett
Partner at The Property Centre
"Looking back to the start of 2025, we knew we would need to have nothing short of an exceptional year to emulate the success of 2024. Fast forward 12 months and I think it’s safe to say 2025 has been one of the best years we have ever had.

Firstly, we took our staff training and development to another level. Over the course of 2025, we carried out more training sessions than ever before and saw more staff promotions, including two of our Branch Managers being promoted to Branch Directors, which now takes our total to 5; two more team members, who started with us as trainee negotiators and have now worked their way up to becoming Branch Managers; and other significant promotions across our sales and support staff.
We also set up our Mortgage Academy and now have 5 advisers in training, with the first 2 about to qualify as fully trained advisers. Staff development plays a huge part in both our company culture and our success and 2025 really was a fantastic example of this.
Because of all this, our results last year were superb and most significantly we outperformed the national and local averages in all our key areas.

Our percentage of instructions sold remained at 70% for the second year running (10% higher than the local/national average of just under 60%) and we also achieved on average 97% of the original asking price for our vendors.
We are incredibly proud of both of these statistics, proving yet again that we are without a doubt the best agent to sell your home. Overall, we had a record sales, instruction and exchange year and still maintained and in most key areas improved our status as the region’s Top-Selling Agent. We’re not stopping here though and have the bar raised even higher in 2026.
Results aside, our dedication and desire to give all our customers the best possible customer service was plain to see. Across our 10 offices, we now have over 2,860 Google reviews, with an average Google rating of 4.91 (3 offices are rated 5 star) and more than 4,500 ESTAS reviews with an overall score of 97.7%. Our team’s commitment to exceptional service culminated in The Property Centre winning 18 coveted industry awards, including the Negotiator Awards Gold Award for Best Estate Agent in the Midlands, Silver for Best Estate Agent in the South West and personally one of my proudest moments was being in London with 6 of my colleagues to watch Branch Director Oliver Davis and our Cheltenham team pick up THE BEST ESTATE AGENCY OFFICE IN THE UK award for the SECOND year running at the ESTAS 2025. Reviews are a hugely important way for potential customers to learn about the level of service that we provide and testimonials will remain a key focus for our teams this year.
So, on to 2026, and overall, everything is pointing towards another very busy year and a strong and healthy market for both buyers and sellers. The press remain positive and interest rates are looking good, with further drops widely predicted. From a company perspective, we are already putting our 2026 training and development plans into place, and with a TPC team of 13 booked up to run this year’s Cheltenham Half Marathon in aid of the incredible Sue Ryder charity, there’s going be a lot of different training going on in 2026 too!"

House Prices Around Your Area
2025 was a great year if you were looking to sell your property. Overall prices increased across Gloucester, Cheltenham & Worcester, while Stroud continued to hold the highest average price.

Based on Rightmove's figures, 2025 saw 5,274 properties enter the Gloucester, an increase of 5% on the previous year. With sales agreed up by 8%, demand has continued to outpace supply here.
Our offices accounted for 21% of all new listings and an impressive 24% of sales agreed, reinforcing our position as the leading agent in the area. If you’re considering selling, the current market shows great promise to get the highest value possible.

Quickly catching up to Stroud's highest average property value, Cheltenham saw an increase of 3% on the average house price last year. Sales agreed in the area were up 6%, double the 3% increase of new listings so the outlook for sellers in the town remains very positive.

New listings and agreed sales across Stroud and the Five Valleys both increased by 10% in 2025. Whilst the average price of properties for sale in the area was down 2% compared with 2024, our branch saw an increase of 3% in the value of homes it sold , showing once again that we’re a solid choice if you want to sell your home for the best possible price.

Our 2 offices in Worcester had a phenomenal year in 2025, listing 17% more properties (against the area average of just 4%) and agreeing an incredible 37% more sales (compared with the area average of 9%). The city also saw average house prices rise by 3%, making 2026 an attractive time to sell in Worcester.
The numbers above relate to the areas covered by The Property Centre only, comparing 01/01/25 to 31/12/2025 against the same period in 2024 (data source Rightmove).
