Whilst it's usual for the property market to dip following Easter, this year has proven different with activity stronger than ever throughout the holiday period and continuing into May.

The Spring market arrived in Stroud with a bang, with April having been our busiest month this year for viewings and new properties coming to the market. The Easter break and subsequent bank holiday did not slow the housing market in any way and buyer demand continues to remain strong.

In the Stroud branch, whilst we deal with many local buyers looking to move within the Five Valleys area, almost 45% of buyers registered with us are looking to move to the town from other places. Stroud holds huge appeal with homebuyers due to its wonderful schools, beautiful countryside, excellent transport links and the vibrant art/craft and music scene here.

House Prices Around Your Area


The numbers below talk about areas covered by The Property Centre, delving into the average property prices and the reasons behind the changes.

Gloucester's property prices, on average, have risen by 2% year-on-year, reaching an average of £301,246, although individual increases in certain parts of the city are high. Leading the way last month, Churchdown saw a 5% year-on-year increase in average property prices, with Tuffley close behind at 4%. Other areas, such as Longlevens, experienced similar growth. With more properties coming to market in Gloucester and a rise in sales agreed across the board, this is no surprise. Buyer demand remains strong.

Cheltenham continues to show impressive growth, with average property prices rising 4% compared to the same period last year. The area also recorded the second-highest number of new listings this year, reflecting sustained demand. Most notably, our Cheltenham office ranked first among all local agencies for sales agreed, securing just under 10% of all sales between May 2024 and April 2025. The town's unbeatable mix of Cotswold charm, urban convenience, high-achieving schools and great local amenities continue to keep Cheltenham in demand by homebuyers.

Despite a 3% decrease, Stroud still holds the highest average property value at £508,352 surpassing Cheltenham and Gloucester. The town is coming off the back of some sky-high property prices last year, so it's not too surprising to see a 3% dip compared to then. That said, prices have actually been creeping up month by month, which our Senior Branch Manager, Jamie Dyer, has definitely noticed. In fact, our Stroud office agreed 13% of all sales in the area—so when he says the market’s moving, he's well informed.

Worcester saw an overall 3% average price increase across the city, reaching £362,939. It’s a steady climb that shows buyers are still keen, with the city and surrounding area continuing to hold strong appeal. With its rich history, good schools, excellent transport links and affordability compared with other nearby cities, we expect property values in Worcester to continue to increase.
