Growing Demand From First-Time Buyers and Changing Buyer Behaviour Shaping Local Property Market
This month’s market comment is from James Ellson, our Quedgeley Branch Director and local estate agency legend. Having worked for us for over 27 years and lived in Quedgeley all that time, no-one is better placed to comment on the state of the local property market.

Rising demand from First-Time Buyers and a change in buyer behaviour is shaping the local property market. Quedgeley, Gloucester’s most searched-for area, is attracting buyers and renters alike — making it one of the hottest property spots right now.
"The lower mortgage rates this year have seen Sales continue to be very strong in and around Quedgeley. Whilst local house prices have seen a modest increase, demand for property here has shot up, the most significant increase being from First-Time Buyers looking to get onto the property ladder.
Having lived in Quedgeley myself for over 25 years, it’s no surprise to me that this part of Gloucester is extremely popular, both with First-Time Buyers and those looking to move home. In fact, on Rightmove, Quedgeley is the most searched-for area within Gloucester, attracting nearly 60,000 searches from homebuyers every month.
Buyers who move into this area tend to stay, both upsizing and downsizing through different stages of their lives and with the more competitive interest rates this year, we’ve seen a definite shift in buyer behaviour. Sellers are now less likely to sell & move into rented accommodation before buying onwards; rather we’ve seen a lot more chain-building as confidence in the market has improved and developments by prestige housebuilders like Crest Nicholson and Redrow continue to have a positive effect on local property values.
The attraction of this area is easy to see. The close proximity to the canal and open countryside is a huge plus, but the area is still only a few miles from the centre of the Gloucester, creating a perfect blend of rural and city living. Similarly, it affords easy access to Cheltenham and Bristol, whilst boasting great amenities and quality of life. Areas like Kingsway are now well established, with good provision in the way of schools, shops, leisure facilities and restaurants, not to mention well-established sports clubs, all of which are important to buyers, especially families.
Likewise, landlord investment is still strong here and rents locally are at an all-time high. As a leading property management company across Gloucestershire and Worcestershire, almost 25% of our managed properties are in and around Quedgeley and demand for rentals here has never been higher."

The property market remains incredibly active in Gloucester. August saw our highest level of instructions so far this year across the city, 8% higher than July.

The Cheltenham market showed no signs of a seasonal dip, with our award-winning team instructing 31% more properties in August than July.

Whilst instructions slowed slightly in Stroud last month, it remains incredibly popular and continues have the highest average house price across our areas.

Both our Worcester offices saw an incredible month in August, instructing a higher number of properties while the average property price in the city continues to increase.
