Luke Shearman, Branch Manager of The Property Centre's Tuffley office, says the property market is bustling, with strong valuation levels and a surge in first-time buyers, especially in areas with top schools. Instructions across the areas covered by our offices have increased by 12%, double the 6% market average recorded by Rightmove and further proof that more vendors trust us to sell their home than any other agent.

We are experiencing a noticeable change in the market and have been busier than ever. Year to date, our valuation levels and instructions have been exceptional and we are seeing a large influx of first-time buyers registering with us.

Our office in Tuffley covers an area with some fantastic schools, including two grammar schools, and with parents around the country having received their school choice results at the beginning of March, we expect a further increase in applicants registering with us.

House Prices Around Your Area


The numbers below talk about areas covered by The Property Centre, delving into the average property prices and the reasons behind the changes.

Gloucester

Gloucester's property prices have risen by 3% year-on-year, reaching an average of £299,457. The biggest increases were seen in Longlevens, followed by Churchdown and Tuffley. With a growing demand for larger homes across various areas—driven by post-pandemic lifestyle shifts—buyer interest has fuelled this steady rise.

Cheltenham

Cheltenham’s 4% price increase comes down to its unbeatable mix of Cotswold charm, urban convenience, high-achieving schools and solid investment potential. With plenty of amenities and a sought-after location, demand here remains high.

Stroud

Despite a 3% decrease, Stroud still holds the highest average property value at £511,302, surpassing Cheltenham and Gloucester. With strong buyer demand and limited supply, the town remains a seller’s market, driven by its desirable location.

Worcester

Worcester saw a 2% average price increase across the two areas we cover, reaching £361,143. 3% in the areas covered by our Worcester office and 1% in the areas covered by our St John’s branch. With rich history and demand outpacing supply, property values here continue to rise.
