Rental Prices Levelling, But Local Demand Is Still Strong

February to March 2025 Investor Update: Key Trends You Need to Know!

Stay informed about the thriving, local lettings market and the latest average rental values with Gloucestershire and Worcestershire’s award-winning property management agent.

If you’re an existing landlord, how confident are you that you’re getting the optimum return on your investment?

At The Property Centre, part of our service is to carry out an annual rent review, to ensure our landlords are maximising their investments.

What is the rental market doing?

Despite the widening gap between supply and demand, we've found recently that rents have plateaued somewhat across Gloucester, Cheltenham, Stroud and Worcester. Modest increases have been seen at the point of tenancy renewals, however, and our Property Managers continually strive to achieve the best possible result for our landlords.

Latest information from Zoopla also predicts a gradual increase in rents this year as the market stabilises and demand continues to outstrip supply.

UK rent inflation for new lets has slowed to 3%, the lowest in 3.5 years, down from 7.4% last year. Affordability is tightening, with average rents now £15,400 a year, up £3,000, but there are still  12 renters on average competing for each property (above pre-pandemic levels) and rents are forecast to rise 3–4% this year.

If you’re unsure as to the current rental value of your investment property, speak to one of our experienced lettings valuers who’ll be happy to advise you.

Our Steps to Guarantee Lettings Success

The numbers below talk about areas covered by The Property Centre, delving into the average property prices and the reasons behind the changes.

Price Competitively

With years of lettings experience, our teams have an in-depth knowledge of the local rental market and what the current rental values are.

Make a Great First Impression to Attract the Best Tenants

We advise landlords on how a rental property should be presented in order to attract the best tenants. A neutral décor throughout is best, preferably freshly painted, with all fixtures and fittings in good working order and the property and any outdoor space looking clean and tidy.

Effective Marketing

We use HD photography and virtual tour technology to ensure your property stands out from the crowd on all the major property websites, whilst actively marketing your investment to our large database of prospective tenants.

Ensure You're Compliant

With over 160 pieces of landlord legislation that need to be complied with, letting out a property can be a stressful business. Our experienced Property Management Team ensure that all our landlords are fully compliant with  government regulations and remove that stress.

Use an Award-Winning Property Management Company

With multiple factors influencing the successful letting of your property, a property management team can turn your stress into success. By handling key responsibilities on your behalf and acting as an intermediary between you and your tenant, they ensure clear communication, prevent misinformation, and help you maximize your rental income.

But Don't Just Take A Companies Word For It

We've been very impressed with the professional and prompt manner in which our property has been managed and feel confident that the tenants and property are well looked after. Thanks too for helping to provide reliable and reputable quotes for repair, with prompt resolution of the issues within the property. We are very happy with the communication and care given. S. Godfrey, Landlord, March 2025
