February Builds On A Fantastic Start To 2026
Our Tuffley branch is where the founding partners of The Property Centre first launched the business back in 1997. Today, the office covers a wide area of Gloucester, including most of Gloucester city centre, Linden, Hempsted and Tuffley, and offers an incredible range of diverse properties.
This month’s market insight comes from Luke Shearman, Branch Director of our Tuffley office. With over a decade of experience and having sold almost 30% of all properties in the local area over the last year, Luke is widely recognised as one of the leading experts on the local property market.

"Since the New Year, both our valuation and instruction levels have been fantastic, with February exceeding an already incredible January 2026.
A large influx of first-time buyers are registering with us, showing that the demand is not just there, it's growing rapidly.
My branch covers an area with fantastic local schools, two of which are grammar schools. With parents having recently received the results of their schooling choices, we're finding an increase in the number of applicants registering their details with us from both locally and further afield.
Whether moving for the location or space, the area served by my office is well suited to families while also being perfectly placed for first-time buyers, due to plenty of affordable housing.
In terms of the Buy-to-Let market, even with the impending Renters' Rights Act, we've still seen an increase in the number of rental valuations and new landlords entering the market as demand for rental properties continues to outpace supply."
House Prices Around Your Area
Rightmove data shows a great continuation of last month's trends. Based on the value of the properties sold between March 2025 and February 2026, compared with the same period the previous year, we’ve seen an average property price increase across all areas.

Over the past year, Gloucester has listed more properties and agreed more sales than the previous year.
While Churchdown saw the largest increase in new listings at 15%, Longlevens experienced a 15% rise in sales agreed. This made Longlevens a hotspot for buyer activity over the last year, with Churchdown gaining enough stock to match the levels of both Abbeymead and Tuffley.

Sales agreed in Cheltenham grew 4% more than new listings. With more properties leaving the market, Cheltenham has proved to be more of a seller’s market over the past year.

Stroud has had an incredible year, with new listing and sales agreed both growing by around 14%. With the number of properties selling only just surpassing the number entering the market, we think 2026 will continue to be a strong year for Stroud.

For our Worcester branches in particular, the last year was fantastic. While the patch saw a steady increase in sales agreed, our Worcester office saw an increase seven times greater, almost doubling the amount sold the previous year.
We also saw an increase in properties listed that was four times greater than the patch average across both of our offices.
The average house prices above relate to the areas covered by The Property Centre only, comparing 01/03/25 to 28/02/2026 against 01/03/2024 to 29/02/2025 (data source Rightmove).

What we love about Linden
Linden is a well-established and popular residential area of Gloucester, valued for its strong community feel, convenient local amenities and excellent access to both the city centre and surrounding areas. Located to the south of Gloucester and close to Tuffley, the area offers a comfortable balance between suburban living and everyday convenience, making it appealing to families, professionals and first-time buyers alike.
The area benefits from a variety of nearby green spaces and recreational areas, providing opportunities for outdoor walks, sports and leisure close to home. Local shops, schools and everyday services are within easy reach, while the wider amenities of Gloucester city centre – including retail, dining and entertainment options – are just a short distance away.
Linden is also well positioned for transport connections. Regular bus services link the area with Gloucester city centre and neighbouring districts such as Tuffley and Quedgeley, while convenient road access to the A38, A40 and M5 motorway network allows for straightforward travel to Cheltenham, Bristol, Birmingham and beyond.
This accessibility, combined with its established neighbourhood setting, continues to make Linden a desirable location within Gloucester.
