Strong Start to 2025: Buyer Demand Continues To Rise

January 2025 Market Update: Key Trends You Need to Know!

Market Comment

Oliver Davis, Branch Director of The Property Centre's Cheltenham office, says that the market is heading in a very positive direction. In Cheltenham alone, over 400 new homes have been added to the market since the beginning of the year.

It’s been a busy start to the year, and we’re seeing plenty of movement in the local property market! In the first five weeks of 2025 alone, over 400 new homes have come onto the market in Cheltenham and the surrounding villages - that’s a 10% increase compared to this time last year.

Our own office has also had a fantastic start, with a 14% rise in activity, which is a great sign that confidence is growing.

A big driver behind this surge is likely the upcoming stamp duty changes at the end of March. With buyers keen to move before the deadline, the market is feeling lively, and we’re seeing plenty of interest. Mortgage rates have now settled into a steady rhythm and have become the new normal. Freehold houses are faring best, with over 65% of sales coming from this section of the market.

As we head towards spring, we expect the market to keep up this momentum. If you’re thinking of making a move, now is a great time, and we’d love to help. My team and I are here to offer expert advice and a friendly service to anyone looking to buy or sell in 2025 — so if you have any questions, get in touch!
