House Prices Around Your Area

Rightmove data shows a continuation of strong average house prices. Based on the value of properties sold in January 2026 compared with December 2025, we’ve seen healthy increases across most areas.

We saw a great increase of average house prices across Gloucester, with the city outperforming the regional average.

Tuffley leads the way, with average sold prices rising considerably more than other areas, underlining strong buyer confidence in the central Gloucester market. Longlevens saw a standout increase in sales agreed, with Churchdown offering the greater choice for buyers following a 33% rise in new listings.

Sales agreed in Cheltenham grew 4% more than new listings. With more properties leaving the market, Cheltenham has proved to be more of a seller’s market over the past year.

Rightmove data shows Cheltenham was a buyers' market this January, with new listings over double the amount of sales agreed.

Worcester's average house price remained steady last month. With data showing a slightly higher level of properties entering the market than sales agreed, January was tipped in favour of buyers.

The average house prices above relate to the areas covered by The Property Centre only, comparing 01/03/25 to 28/02/2026 against 01/03/2024 to 29/02/2025 (data source Rightmove).

What we love about The Park

The Park is one of Cheltenham’s most prestigious and sought-after residential areas, celebrated for its elegant Regency architecture, wide tree-lined avenues and strong sense of exclusivity. Positioned just moments from the town centre and popular Bath Road in Leckhampton, it offers the perfect balance of peaceful residential living with immediate access to Cheltenham’s renowned shops, restaurants, cafés and cultural attractions.

The area is particularly valued for its proximity to beautiful green spaces, including Hatherley Park and Montpellier Gardens, which provide scenic walks and outdoor leisure right on the doorstep. Highly regarded schools, both state and independent, are within easy reach, making The Park especially popular with families and professionals alike.

With excellent transport links, including Cheltenham Spa railway station and convenient road access to the M5, The Park is ideally suited for commuters travelling to Bristol, Birmingham and beyond, while offering a peaceful setting in the heart of Cheltenham.
