Cheltenham’s property market is thriving, with high buyer demand and strong sales. Properties for sale are moving fast, rentals are moving faster. See our Cheltenham branch director's full opinion below.
"The property market in Cheltenham is experiencing a resurgence, characterized by a significant uptick in activity and a notable number of sales being finalized. There is a pronounced demand for freehold properties priced between £200,000 and £600,000, as evidenced by robust sales figures and a high conversion rate from viewings to agreements. Interestingly, suburban areas are outperforming the town centre, indicating a shift in buyer preferences towards more spacious and potentially quieter living environments.
This trend suggests that prospective homeowners are increasingly valuing the benefits of suburban life, which may include larger properties and a more community-oriented atmosphere, further fuelling the market's vitality in these regions.
In the GL51 region, we have observed a significant increase in both sales’ activity and property prices, particularly for well-maintained homes. To date, our agency has successfully facilitated the sale of over 20% of the market, a testament to our effective strategies and understanding of local demand.
As we look ahead to the remainder of 2025, we are optimistic about continuing this upward trend and achieving even greater success in the Cheltenham property market. The current market dynamics suggest that homes in excellent condition are likely to see further appreciation, making this an opportune time for both buyers and sellers in the area.
The pace at which rental agreements are being finalized has significantly increased, surpassing the speed observed earlier in the year. This surge can be attributed to a heightened demand for family homes within the rental market, likely driven by preparations for the upcoming school year.
Families are actively seeking suitable accommodations that can provide stability and comfort as they transition into a new academic period. This trend indicates a robust interest in securing properties that meet the needs of growing households, reflecting broader patterns in the housing market where the emphasis on family-oriented living spaces is becoming increasingly pronounced."

House Prices Around Your Area
The numbers below talk about the areas covered by The Property Centre, delving into the average property prices (from data sourced by Rightmove), and the possible reason behind the changes from January to July 2025 compared to the same period last year.

According to Rightmove, average property prices in Gloucester (GL1–GL4) have risen by 5% compared to the same period last year. Our branches outperformed the area average, with Longlevens seeing a remarkable 67% increase in sales and Tuffley up by 28%. Quedgeley recorded the highest increase in new listings, up by 16%, while Longlevens again led the way in sales agreed, up by 27%.
All areas in Gloucester experienced an increase in average prices, ranging from 1% in Abbeymead to 8% in Churchdown—clear signs of an active market with strong momentum.

Cheltenham continues to lead locally in price growth. Across GL50, GL51, and GL52, average property prices are up 4% year-on-year, now standing at £491,239, according to Rightmove. Notably, the growth in sales agreed has outpaced new instructions by 3%, suggesting that demand remains high and continues to grow.

In contrast, Stroud (GL5, GL6, GL10) has seen a 4% year-on-year decline in average property prices. However, prices remain above the £500,000 mark. Our Stroud branch has outperformed the wider market, achieving a 2% increase in average sales price. The gap between supply and demand is narrowing, which has contributed to the dip in average prices, but Stroud still holds the highest average home price across all our operating areas.

Worcester has experienced steady growth, with average prices rising 4% city-wide. WR1 and WR2 are up 2%, while WR3, WR4 and WR5 have seen a 5% increase. Both of our branches here have significantly outperformed the local market, with strong gains in sales agreed and new listings. Our St John’s branch recorded an instruction rate 4% above the area average and Worcester has agreed 91% more sales year-to-date than in 2024—nearly doubling its sales while also increasing average sale prices by 5%.
