According to James Morgan, Branch Director of our St John's office in Worcester, the property market continues to be hugely active. With an increase in buyer demand, our St John's branch has agreed 25% more sales compared to the previous year, a growth of 3% higher than the market average.
During March 2025, the Worcester property market showed great resilience and growth.
We saw a sharp rise in buyer demand, which resulted in a comparable increase in the volume of sales as well as property prices. I put this down to stabilizing mortgage rates and the stamp duty deadline.
Now the stamp duty change has come into effect, we're not seeing any slow down in activity either, with plenty of homes coming to the market as families look to upsize within the area.
This growth is evident across all our branches, with Abbeymead and Tuffley seeing an almost 50% increase in Sales Agreed compared to the previous year, while the rest of our Gloucestershire branches experienced an average growth of 30% in Sales Agreed — 10% higher than the market average.
We’ve seen great success across all types of property, but certainly the three bedroom semi-detached market is particularly flying. Worcester is such a beautiful place to live, with excellent schools and plenty of history and looking towards the future, I anticipate prices to continue to gradually rise with strong buyer demand.

Furthermore, according to TwentyEA, The Property Centre sold and exchanged 16% of all properties in our areas, significantly outperforming the next leading agent, who managed just 4%.

Gloucester's property prices have risen by 2% year-on-year, reaching an average of £301,246. Following last month's trends, the biggest increases were seen in Longlevens, Churchdown and Tuffley. With a growing demand for larger homes across the various areas — driven by post-pandemic lifestyle shifts — buyer interest has fuelled this steady rise.

Cheltenham’s 5% price increase comes down to its unbeatable mix of Cotswold charm, urban convenience, high-achieving schools and solid investment potential. With plenty of amenities and a sought-after location, demand here remains high.

Despite a 3% decrease, Stroud still holds the highest average property value at £508,352 surpassing Cheltenham and Gloucester. With strong buyer demand and limited supply, the town remains a seller’s market, driven by its desirable location.

Worcester saw an overall 2% average price increase across the city, reaching £362,939. With rich history, good schools, excellent transport links and demand outpacing supply, property values here continue to rise.
