Strong, Local Property Market Bucks The National Trend


Despite some negative reports in the press, the majority of our offices throughout Gloucestershire and Worcestershire are still seeing an increase in both prices and activity levels.

As predicted, activity in the local property market continued at pace during May, with more properties entering the market and even more homes being sold at higher prices.

The market in Churchdown is looking strong and full of momentum as we move through 2025. 

Year on year, property prices in Churchdown have increased by 8% which is double that of Gloucester as a whole and year to date, we've seen new instructions increase by over 35% compared to the same period last year. 

Alongside this surge in activity, we're also finding that properties priced correctly are coming to market and selling in a quick time frame, a real sign of confidence within the Churchdown market and the growing demand for property here. 

Churchdown continues to attract buyers thanks to its fantastic location and excellent choice of schools, making it especially popular with families looking to settle before the new academic year. 

Demand is high, but with more movement in the market and homes currently available to buyers, it's crucial to price your property right in order to find a good buyer and secure a sale within a short timeframe.

House Prices Around Your Area


The numbers below talk about the areas covered by The Property Centre, delving into the average property prices, acquired from Rightmove, and the possible reason behind the changes from January to May 2025 compared to the previous year.

Increasing by 4% year-on-year is no small feet. Continuing it's upwards trend, Gloucester's property prices reached an average of £304,300. The highest increase of 8% was found in Churchdown, double that of the city average, following by a 5% increase in Longlevens and 4% in both Quedgeley and Tuffley. This growth in prices is accompanied by a 20% growth in total agreed sales and 6% growth in total  instructions, the Gloucester property market continues to thrive.

Continuing its outstanding growth, Cheltenham boasts an increase of 7% year-on-year, with 16% more sales agreed across the town and 9% more properties coming to the market compared to the previous year.

Whist the average property price in Stroud remains just above that of Cheltenham, a drop of 4% year-on-year here makes a move to this characterful town a bit more affordable while those looking to sell can still achieve a great price. The number of sales agreed have increased by 18%, with new listings increasing by almost the same amount, so a clear  sign that the property market in Stroud is not slowing in the slightest.

Worcester has seen an incredibly positive increase since last year with property prices having risen here by 6%. The number of agreed sales has grown by 18% over the previous year, while 13% more properties have come to the market. Our Worcester and St John's branches exceeded both these numbers, adding 16% and 22% more properties respectively in their areas, alongside agreeing an incredibly high percentage of sales compared to the area average.
