Rental Market Remains Strong Despite Upcoming Legislative Changes
As June comes to a close, it's important to know that Phase 2 of the Renters' Rights Act will be underway soon, bringing two significant changes for Landlords.
Private Rented Sector (PRS) Database: Landlords will need to register themselves and each of their rental properties on a new national database. This will require uploading key compliance information (like gas certificates, electrical reports and EPC ratings) and it's likely that an annual registration fee will be payable.
Mandatory Registration with a Redress Scheme: Landlords will need to register with a redress scheme - even if their properties are managed by an agent who is already registered with a scheme. Landlords will need to be registered BEFORE their property can be marketed - breaching this could result in a penalty of £7,000 for the landlord.

The Rental Property Market in May 2026
Rental prices across Gloucestershire and Worcestershire continue to rise, according to the Office for National Statistics (ONS).




Across the South West, we see an overall increase of 5.1%, with both Gloucester and Stroud considerably surpassing this increase. While Cheltenham increased at a lower rate, the month on month increase is almost double that of last month, suggesting a strong continuation into the rest of 2026.
ONS have also reported an average increase of 4.2% across the West Midlands, with a higher increase seen in properties with fewer than four bedrooms.
