The first 6 months of 2025 have seen strong momentum. We've expanded our teams, won awards for our outstanding customer service and achieved record-breaking results in a busy market with more buyers, more homes for sale and a significant uplift in sales.

After an unbelievable 2024, we started 2025 excited to see what the year would bring for The Property Centre and the housing market.

As a company, we’re passionate about the development of our teams and are extremely proud of the development programme we have here at The Property Centre, so we were delighted to start the year with a number of significant promotions. We’re also firm believers in recruiting the best quality candidates to join us. With increased levels of activity in the market, we wanted to ensure we could still deliver the highest possible level of service to our buyers and vendors whilst maximising the opportunities and so added a number of high calibre team members to our branches.

This commitment to customer service has not only reaped rewards in terms of increased business, but is evident in our reviews. We’ve now achieved 2,475 Google reviews across our 10 offices, with an average star rating of 4.88/5. Every one of our 9 branches has also been rated GOLD for Sales by the BEST ESTATE AGENCY 2025 and ESTAS has awarded us Best in Postcode Agent 2025 for GL1, GL4, GL5, GL51, WR2 and WR4.

The first 6 months have brought a busy market place. Alongside a 12% surge in new, determined buyers registering, we’ve seen a 9% increase in new houses with motivated sellers coming to the market and an 8% increase in sales

We’ve had our 3rd biggest month on record in terms of our sales result already this year, and we are incredibly grateful to the vendors who have entrusted us to sell their home. It’s a privilege we don’t take lightly and our teams work incredibly hard to deliver exceptional service alongside getting them the best possible result when selling their home. This year to date, The Property Centre has already agreed sales on 70% of the properties we have brought to the market in 2025, and we’ve successfully exchanged on 20% more properties than this time last year, which again is a credit to our teams’ qualification process and our exceptional sales progression team.

Based on the strong start to the year, the increase in buyers and sellers and the uplift in sales, we predict a new company sales record in the next 6 months, thanks to our teams’ hard work and dedication.


House Prices Around Your Area

The numbers below talk about the areas covered by The Property Centre, delving into the average property prices (from data sourced by TwentyEA), and the possible reason behind the changes from January to June 2025 compared to the same period last year.

Compared to the same period last year, average property prices in Gloucester (GL1–GL4) have increased by 1.17%, according to Rightmove. This steady growth is supported by a strong uplift in market activity, with the number of sales agreed across the area rising significantly.

Our Churchdown and Tuffley offices continue to lead the way, both exceeding local averages for new instructions and sales agreed. Not only have these branches seen the greatest growth in average prices, but every area within Gloucester has added more properties to the market than during the same period last year — clear evidence of healthy supply and growing demand.

Cheltenham has recorded the largest price increase locally, with average prices in GL50, GL51, and GL52 up by 2.5% to £282,599, according to TwentyEA. Buyer demand here remains high: our branch has agreed 21% more sales than the previous period, with 9% more new properties added to the market in the area. As demand continues to outpace supply, we expect prices to continue their upwards trend throughout the summer.

In Stroud (GL5, GL6, GL10), average property prices rose by 1.9% year-on-year, equating to an uplift of £5,941. GL6 continues to achieve the highest average at£382,308, while GL5 remains strong at £294,718, still outperforming much of the county. According to Rightmove, our branch agreed over 10% more sales than the previous period, with new instructions up slightly by 3%, highlighting that buyer appetite continues to exceed supply — making it a great time for homeowners to sell.

While Worcester overall saw a slight price decrease of 2.3%, local performance varies. InWR1 and WR2, average prices rose by 5.9%, defying the wider trend. Our Worcester and St John’s branches saw a strong surge in activity, with significant increases in sales agreed compared to the area average — a clear sign that demand in these neighbourhoods remains robust.
