Abbeymead Defies Seasonal Slowdown
This month’s market comment is from Craig Timbrell, Branch Manager of our Abbeymead office.

"As an estate agent, I often get asked, “How is the market at the moment?” or “Isn’t it normally quiet for sales at this time of the year?” My answers are “Still very strong” and “At The Property Centre, we never have a quiet month!”
October 2025 proved to be a particularly busy time for both new instructions and agreed sales, and buyer demand also remained high too with strong viewing numbers. Looking at the year as a whole, my office has seen a 20% increase in sales, compared with a local average increase of just 6%, and sales of homes in the GL4 5 postcode area have been especially strong.
The average selling price in and around Abbeymead is £327,774, which is 7% higher than the Gloucester average and this part of the city continues to be a very popular residential area. I’d say that’s partly due to two of its local primary schools being awarded an Outstanding rating by OFSTED and partly due to its location - the area affords easy access to Gloucester city centre, Cheltenham and the M5, making both Bristol and Birmingham easily commutable.
Having been raised in Abbeydale and lived in the surrounding areas for most of my life, I’ve seen a lot of changes in this part of Gloucester, the most significant being the growth of newer developments like Coopers Edge. With its variety of versatile, good value properties, homes here are always popular and further investment in local amenities and the development's centre has only served to strengthen demand in this area.
In terms of Lettings, the Renters’ Rights Bill has now received Royal Assent and is due to come into effect mid-next year, but this hasn't dampened the local rental market, which remains strong. We’re still seeing a healthy number of new rental properties entering the market and a high number of tenants actively searching. The average rental price has increased significantly over the past two years, with an average 3 bedroom semi-detached in the area now fetching £1200pcm.
Overall, 2025 is shaping up to exceed expectations in both sales & lettings and those trends look set to continue into 2026"

House Prices Around Your Area
Overall, new instructions are on the rise again following last month’s dip and all our areas have seen an increase in sales agreed. Across the area covered by our offices, we've outperformed the average 11% rise in sales agreed, achieving an impressive 15%. Buyer demand is also gathering pace and with demand now growing faster than supply, this could be the perfect time to sell.

We've seen a 7% increase in sales agreed and a staggering 9% increase in total viewings since 2024, showing the Gloucester property market is still incredibly lucrative.

Buyer interest continues to rise here, now 5% higher over the previous year.

Based on properties sold so far in 2025 in and around Stroud, the average house price shows a slight decline. However, this is in contrast to our own office's experience, where the average price of the properties we've sold this year to date is 3% higher.

Continuing to thrive, Worcester has not only seen an increase in average property prices, but our office has agreed 6% more properties than this time in 2024.
