With the Renters’ Rights Act 2025 coming into force, all private sector landlords must ensure tenants receive the official Renters’ Rights Act Information Sheet before 31 May 2026.

Failing to provide this document correctly could result in non-compliance with new landlord obligations.

If you use a property management company, such as The Property Centre, the agent must also send the Information Sheet — even if you have already provided it.

Only the official version from GOV.UK is valid.

Who Must Receive the Information Sheet?

You must provide the Information Sheet if:

There is a written or partly written tenancy agreement.

The tenancy is an assured tenancy or assured shorthold tenancy (AST).

The tenancy was created before 1 May 2026.

How to Serve the Information Sheet (Legal Requirements)

You must provide the Information Sheet using one of the following approved methods:

Printed copy – posted or handed directly to the tenant.

PDF attachment – sent via email or text message

You must not send a link to the PDF. This is not a valid method of distribution under the rules.

A copy must be given to every named tenant on the tenancy agreement

The document must be the exact PDF downloaded from GOV.UK

You do not need to provide it to lodgers
