Gloucester Makes History With Rental Prices Increasing More Than Ever Before
While rental prices across all of our areas have increased since 2024, Gloucester and Worcester exceed the average regional growth of both the South West and West Midlands. Are you getting the maximum return from your Buy-to-Let property?

Gloucester's average rental price has increased by 11.6%, over twice the the South West average of 5.3%, with Stroud and Cheltenham following closely behind. Not only are Gloucester rental prices outperforming the regional market, but the increase marks the highest increase since the start of ONS records.
Worcester, where rents are increasing by 6%, also exceeds the regional increase of 5.1%, following a year of already record-breaking increases.
The Latest On Landlord Legislation
The long-awaited Renters Rights Bill has completed its final stage in Parliament and has now received Royal Assent.
The legislation is bringing major reforms to the private rented sector, including:
End of Section 21 so-called 'no-fault' evictions
Replacement of fixed-term tenancies to single "rolling" periodic tenancies
Rents can only be increased once per year, and a minimum of two months’ notice must be given. Tenants can appeal to a tribunal if they believe the increase is unfair
Ban on rent bidding
Landlords will be legally prevented from discriminating against prospective tenants based on whether they have children or receive benefits
Tenants will have the right to request a pet in their rental property, and landlords cannot unreasonably deny this request.
Implementation dates for the different measures within the Act have not been released but these are expected soon
