Summer is the ideal time to tackle exterior upkeep, perform required safety checks and prepare your rental property for the harsh winter months. Taking proactive steps now minimizes future void periods, reduces tenant complaints, and protects your long-term investment.
Your summer maintenance and compliance actions should include:
1. Mandatory & Safety Compliance
- Gas Safety Check: Have all gas appliances inspected by a Gas Safe registered engineer. You must provide the certificate to your tenants within 28 days.
- Alarms Testing: Test all smoke and carbon monoxide (CO) alarms to ensure they are fully operational. Replace any dead batteries.
- Electrical Checks: Confirm your Electrical Installation Condition Report (EICR) is up to date (valid for 5 years) and address any required remedial work.
2. Heating & Plumbing
- Boiler Service: Summer is the easiest time to get a qualified engineer out for an annual boiler service and repair.
- Bleed Radiators: Check radiators for cold spots and bleed them now to improve system efficiency before winter sets in.
- Check Plumbing: Inspect underneath sinks and water heaters for slow leaks. Test outdoor taps for freezing cracks.
3. Exterior & Structural Checks
- Gutters & Roof: Clear gutters of autumn/winter debris. Clean, unobstructed gutters prevent summer downpours from seeping into brickwork and causing damp. Visually inspect the roof for loose or missing tiles.
- Windows & Doors: Check that windows open/close freely and frames are sealed. Re-caulk any exterior gaps around windows to improve insulation.
- Gardens & Grounds: Clearly define tenant vs. landlord gardening responsibilities in the tenancy agreement. Trim back overgrown hedges or trees that could damage the property or harbour pests.
4. Tenant & Tenancy Admin
- Tenancy Documents: Ensure all required documents (EPCs, Gas Safety, EICRs) are provided to the tenants.
- Rent & Deposits: Make sure all deposits are correctly protected in an approved scheme.
