July 2026 Property Market Update: What's Really Happening with Prices in Cheltenham

Stroud saw an increase in the average price of the properties sold from January to July 2026, compared to the previous year, with the other areas either staying static or showing a minor change.

Year-to-date, average property prices across Gloucester remain in line with last year, showing a stable market. However, activity has increased in certain areas, with Rightmove reporting a 3% rise in the number of properties coming to market in Tuffley.

Buyer demand has been stronger in Longlevens, where property sales have increased by 2% compared to last year. Meanwhile, our Churchdown branch has successfully sold 1 in every 5 properties on the market within its area, while Quedgeley has achieved an impressive market share, selling almost 40% of properties in the area so far in 2026.

We've seen the top end of the market slow down in Cheltenham, accounting for the overall decrease in the average property prices. However, this slight decrease creates more opportunities for buyers looking to upsize or join the property market.

While our branch has instructed the same number of properties as this time last year, the area has actually listed 2% fewer properties. In contrast, the number of sales agreed has increased, causing upward pressure on average property prices.

Since January, average property prices have adjusted slightly as more homes have come to market and sales agreed across the city have eased by 1%. This has created a more balanced market, giving buyers greater choice and more time to make informed decisions.

The average house prices above relate to the areas covered by The Property Centre only, comparing January to July 2026 against the same period in 2025 (data source Rightmove).
