Residential Sales Details
Appliances such as radiators, heaters, boilers, fixtures or utilities (gas, water, electricity), which may have been mentioned in our property details, have not been tested and no guarantee can be given that they are suitable or in working order. We cannot guarantee that building regulations or planning permissions have been approved and would recommend that prospective purchasers should make their own independent enquiries on these matters. All measurements are approximate.
Proof of funds must be made available and/or proof of a mortgage agreement in principle before we can submit any offer to the vendor. As one of the area’s leading mortgage advice companies, we have a professional mortgage adviser in each of our 9 offices, with access to over 12,000 mortgage products from 90+ UK lenders via a sourcing system that is updated daily. This makes them ideally placed to find a mortgage to suit your circumstances. Please visit https://www.thepropertycentres.co.uk/request-a-mortgage-appointment to make an appointment or speak to one of our in-branch team who can arrange this for you.
Should your offer be accepted, then in line with AML Regulations we are duty-bound to carry out due diligence on all parties involved in the purchase to confirm their identity. Therefore, we will require hard copies of proof of identity and proof of residency (dated within the last 3 months) or alternatively, we can carry out an electronic verification. This system allows us to verify you from basic details using electronic data. However, it is not a credit check of any kind and so will have no effect on you or your credit history. In the event of your offer being accepted, you therefore understand that we will undertake a search with Experian for the purposes of verifying your identity. To do so, Experian may check the details you supply against any particulars on any database (public or otherwise) to which they have access. They may also use your details in the future to assist other companies for verification purposes. A record of the search will be retained.
Please note that following the introduction of the Tenant Fee Ban on 1 June 2019, most fees previously paid by tenants have now been waived. However, some charges remain. Further details can be found at https://www.thepropertycentres.co.uk/tenants/tenant-fees If you wish to apply for this property, a holding fee will apply (please speak to your office for costs as each property varies). Each applicant over the age of 18 will be required to provide photographic proof of ID and proof of residency dated within the last 3 months, such as a utility bill or a bank statement. If satisfactory references are not obtained or you withdraw your application, any financial loss to The Property Centre or Landlord will be deducted from your holding fee. If the Landlord does not proceed with your application due to adverse credit not being disclosed, your full holding fee will not be refunded.
